As of July 31st, 2009 there are 82 homes listed for sale in Prairie Village Kansas, suburban Kansas City in Johnson County with an asking price at $250,000 or less. Since March 1st, 2009 158 homes have sold in Prairie Village, KS at $250,000 or less. A seller advantage in the under 250K range in Prairie Village at the moment, not that every house is in a bidding war or anything like that, just that demand is greater than the average supply. The $8,000 tax credit for housing stimulus is working well in this price range.

As of July 31st, 2009 there are 33 homes listed for sale in Prairie Village Kansas, suburban Kansas City in Johnson County with an asking price between $250,000 to $450,000. Since March 1st, 2009 39 homes have sold in Prairie Village, KS between $200,000 and $350,000. The real estate housing market seems to be pretty balanced in the price point.. Prairie Village continues to exhibit a strong draw to buyers for its mature trees and central location.

Besides the obvious causes of a generally poor economy and downward turn in this price point for demand, it is also possible that some buyers are choosing Overland Park or Leawood at this price.

As of July 31st, 2009 there are 11 homes listed for sale in Prairie Village Kansas, suburban Kansas City in Johnson County with an asking price of $850,000 or more. March 1st , 2009, 3 homes have sold in Prairie Village, KS at the $850,000 and over price point. This is a definate buyer's market at this price point as there is a over a years worth of homes on the market compared to demand.



How much is my Prairie Village house worth?


The overall trend is picking up as far as sales volume compared to late 2008. Credit is getting slighly easier to obtain although it will not return, at least anytime soon, to the easy credit access of 2003-2005. Those days are long gone.


Buyers are very interested in the $8,000 tax credit which is spurring interest in the market. This seems to be especially true for the under $250,000 price range. Time is running out to take advantage of the progam as buyers MUST close on or before the end of November 2009


In General, interest rates are at or near generational lows, assuming you have good credit. Now is a great time to buy, while activity is starting up and there is time to get your low low low interest rate locked in.

Kansas City, KS/MO (July 10, 2009) - In the July 2009 issue of KC Magazine, the 2009 FIVE STAR: Best in Client Satisfaction Real Estate Agents (SM) are announced, including Ken Jansen REALTOR a Broker Associate with Keller Williams Realty Partners, Inc. http://www.KansasCityRealEstate411.com . In addition to recognized for outstanding customer service for five consecutive years, Ken also holds the CRS, ABR, ePRO, CLHMS, and CSP designations and certifications. KC Magazine formed a partnership with Crescendo Business Services, an independent research firm, to identify the "best in client satisfaction" real estate agents serving the Kansas City area. This past November, Crescendo surveyed by mail and phone 22,000 Kansas City-area residents who had recently purchased homes. An additional 250 surveys were sent to mortgage and title companies, who are often best able to judge a real estate agent's technical skills and knowledge.


On the surveys, recipients were asked to evaluate only real estate agents whom they knew through personal experience. They were asked to evaluate them based upon nine criteria, including, customer service, integrity, market knowledge, communication, negotiation, closing preparation, finding the right home, marketing of the home and overall satisfaction.


By December, stacks of surveys had arrived and Crescendo began carefully scoring and screening each nominee with the Kansas and Missouri State Real Estate Commission's database to make certain that licenses were up to date and that no disciplinary actions were pending. Before finalizing the list, nominated agents were reviewed by a blue ribbon panel of local industry experts.


The panel consisted of realty company executives, professional and trade association officers and others directly involved in housing-related businesses. Although panelists' comments were incorporated into the final score, safeguards were built into the review process to reduce the ability of panel members to influence the composition of the final list on the basis of company affiliation.


This year's list of "FIVE STAR: Best in Client Satisfaction" real estate agents represents less than 5 percent of actively licensed real estate agents in the Kansas City area. We hope this list serves as a referral network for the 90,000 readers of KC Magazine. Is this list exhaustive? Of course not. There are undoubtedly many other excellent real estate agents that are not on the list this year, but don't be surprised to see them next year.
